QUESTIONS…

 

 

What will I pay in addition to the rental amount?

All accommodations are subject to an 9% Rooms & Meals tax, a $25 registration fee, a departure cleaning fee (varies from $50-$250, depending on size of property) and a refundable security deposit. 

 

What is the security deposit?

All cottages require a security deposit which covers damages, missing items, excessive trash removal, extra cleaning fees, carpet/upholstery cleaning or any other expenses incurred by the renter's negligence.  The security deposit is due within 12 days of making your reservation and serves as your confirmation. Your deposit will be refunded within 14 days of your departure less expenses incurred. 

 

When is my payment due?

After making reservations, you have 12 days to confirm the reservation with your required security deposit. Your final payment is due 60 days prior to your arrival.  YOU MUST PAY IN FULL BEFORE CHECK-IN.  Advance payments are deposited in a non-interest bearing account until  disbursement. 

 

What types of payment do you accept?

Maxfield Real Estate does not accept credit cards.  Personal checks are accepted if payment is received at least 30 days prior to your arrival.  Any payments made within 30 days prior to occupancy are to be made by guaranteed funds (bank check or money order).  $25 will be charged for each returned check.  To assure proper credit for your payment, please note the following on your check(s): occupancy dates and property name.   Make checks payable to Maxfield Real Estate.

 

What is provided with the rentals?

Accommodations range from luxury homes to very basic cottages.  All properties are privately owned, individually furnished and equipped for housekeeping with basic items provided including pillows, blankets, cookware, flatware and dishes.  Other small appliances,  beach   chairs, grills, radios, etc. may not be provided.  We are unable to provide additional furnishings or appliances.  Linens (bed sheets and towels), paper and soap products are not furnished.  There is a linen rental service that can provide sheets and towels for a fee.  Linen orders must be placed prior to arrival.  Please ask for a price list. 

 

Many cottages have locked closets or utility areas which are the owner's private storage.  Please respect the privacy of these areas.

All kitchens are adequately stocked for everyday meal preparation and serving.  You can expect to find coffee mugs, flatware, cooking utensils, pots and pans.  Some cottages provide extra kitchen equipment, others do not.  Extra kitchen items are provided according to the individual owner's preferences, not according to the size, location or price of the cottage.

 

What if I have to cancel?

Rentals may be canceled within seven days of the execution of a rental agreement by Tenant without penalty.  A fee of 20% of the TOTAL RENT will be charged in the event of the cancellation of a confirmed reservation following the seven-day grace period, regardless of the reason.  The monies paid, less the cancellation fee, will be refunded only if the property is re-rented for the same rate and time.  If we are unable to re-rent the canceled period, the full advance rent payment will be forfeited.   All cancellations must be in writing.

 

What if I have special needs?

To best service your needs, please advise us of any special requirements such as handicapped access, allergy restrictions, or your preference for a non-smoking environment.

 

What time can I check in?

CHECK-IN: 2 PM - 5 PM

Please do not go to the property before checking in with our office.  Weekends are extremely busy.  If people or cars are seen at the cottage, it will delay it's cleaning and inspection and thus your check-in time.  Keep in mind that it is difficult for us to prepare every cottage between 10am - 2pm.  THERE IS NEVER A PROMISE OF EARLY CHECK-IN.  Upon arrival, pick up keys at Maxfield Real Estate.  Should your expcted time of arrival be later than 5pm, please advise our office so that a key can be arranged for you.

 

What is check-out time?

CHECK-OUT:  10 AM

NO EXCEPTIONS

Please understand that it is difficult, at best, to prepare our cottages between 10am and 2pm for the next guests.  Your assistance in leaving the cottage by 10am and completing your check-out procedures is greatly appreciated.  A late check-out results in extra charges equal to one full day's rent.  We have a drop-off box for the return of keys when the office is closed.  Although you will be given instructions upon check-in, following is a brief list of what is expected of you when you leave your cottage. 

 

            Wash all dishes and put away in cabinets

            Leave beds made

            Remove all leftovers from the refrigerator

            Take all trash out to trash cans

            Return keys to the office

 

 

What if I find a problem when I arrive?

Every effort is made to have the cottage clean and all equipment in good working order.  Any problems should be reported to our office immediately so we can make arrangements for prompt service so that you will enjoy your stay.

 

What if I have forgetten something when I go home?

We are not responsible for items left behind.  We will make every effort to attempt to locate the item(s) and upon receipt of a $20 minimum postage and handling fee (depending on the item), the recovered item(s) will be returned.  All unclaimed items shall be considered abandoned after 48 hours.

 

Can I bring a pet?

MOST PROPERTIES DO NOT ALLOW PETS.  No pets are allowed without a pet agreement signed in advance.  If the owner agrees to allow pets, you will be charged a minimum of $100 additional rent per week.   Pets must be kept in the rental property.  You must abide by all local pet regulations, i.e. leash laws.  You are responsible for any flea removal costs or pet-caused damage.  Also, be sure to clean the area around your cottage of all pet excretions.  You will be held responsible if the next guests are bothered by such things left behind. 

 

Will there be a telephone?

Most properties are equipped with telephones for local calls only.  Long distance calls must be charged to your calling card or made collect.  A $25 collection fee is charged in addition to any long distance calls appearing on the owner's telephone bill.  The cottage phone number will appear in your check-in package.  Mail/ message/fax deliveries can be received through our office.  Please put your name and property name on any correspondence.

 

Will there be a television?

Most cottages, but certainly not all, are equipped with TVs.  If a TV is provided, it will be included in the cottage description.  Reception in the Lakes Region is available only with cable.  Therefore, if the cottage does not have cable, reception is very limited.

 

What should I bring?

Sheets and pillow cases, towels (bath, beach & kitchen), soaps (bath, kitchen & laundry), paper goods (toilet paper, napkins), garbage bags

 

Is the information on the website current?

We try to keep the information contained in this website current and accurate.  When you call to make your reservation, we will confirm rental rates and availability dates.  Please ask us any other questions you may have at that time and fee free to point out any discrepancies with the information contained on this website.
